Sales chose me before I chose it. I have always been competitive, driven by people, and needed a scoreboard to measure myself against. That combination led me to top 1% nationally and it is what keeps me hungry every single day. I am not in Sales for a paycheck. I am in it because it is the purest test of who you are. Every interaction is a chance to win based entirely on your ability to listen, connect, and close. I thrive in environments where the metrics are real, the competition is serious, and the ceiling is determined by what you put in. That is where I belong.

CM 475 Real Estate Development Project
Spring Quarter 2025
For this class project, my team was tasked with creating a development plan modeled after the Bank of America low income affordable housing case but my group chose to focus on a commercial property instead. I led the financial side of the project which meant building detailed pro formas and running the numbers that drive the investment story. I handled land acquisition costs construction budgets operating expenses financing terms rent assumptions and projected cash flows. I created multi year income statements balance sheets and cash flow projections to test different scenarios and make sure our deal penciled out. I also presented our financial package to the class and answered questions on sensitivity analysis and return metrics like IRR and NPV to show how the project would perform under different market conditions.
Not only was this a great opportunity, this also taught me the importance of having accurate financials when looking at a deal, but also how to make a pro forma from scratch.
